Qualifications:
- Identify and secure high-potential locations for new branch expansion, including commercial buildings, leased spaces within shopping centers, or other suitable areas.
- Conduct thorough market research to understand competition, consumer behavior, and demographic factors in target areas.
- Build and maintain strong relationships with landlords, real estate brokers, and developers.
- Perform preliminary site inspections and evaluations, including analyzing business potential, accessibility, facilities, and legal constraints.
- Coordinate with relevant internal teams, such as operations, design, and legal, to assess the feasibility and suitability of sites.
- Prepare site evaluation reports and recommendations for management presentation.
- Lead negotiations for lease agreements or property purchases with landlords/developers to secure the best possible terms for the company.
- Understand and analyze various contracts to identify risks and opportunities.
- Collaborate with the legal team to ensure contracts are legally sound and beneficial to the company.
- Execute deal closing and prepare all related documentation.
- Monitor the progress of site acquisition projects from initiation through approval.
- Coordinate internal and external stakeholders to ensure a smooth and timely process.
- Address and resolve any issues or obstacles that may arise during the process.
- Analyze market data and site information to support decision-making.
- Prepare regular progress reports and present insightful data to management.
Qualifications:
- Bachelor's degree or higher in Real Estate, Marketing, Business Administration, Law, or a related field.
- At least 5-10 years of experience in Site Acquisition, Business Development, Real Estate, or a similar role. Experience in retail, quick-service restaurants (QSR), or businesses with extensive branch expansion will be highly advantageous.
- Exceptional negotiation and persuasion skills, with a proven ability to close deals and secure beneficial agreements for the organization.
- Strong understanding of laws and regulations related to property leasing/purchase.
- Ability to conduct market analysis and evaluate location potential.
- Established network with landlords, real estate brokers, and developers.
- Excellent communication and presentation skills in both Thai and English.
- Ability to work under pressure and manage multiple projects simultaneously.
- Willingness and ability to travel frequently for site visits.
