Overall governance
• Ensure understanding of policies, standards, work processes and procedures to provide guidelines to junior members.
• Support periodic revision of policies, standards, guidelines, work processes and procedures that are relevant to Building and General Maintenance work to ensure efficient operation and alignment with company's policies & compliance with relevant governance.
Function-Related Accountabilities
• Supervise the execution of building and general maintenance work plan to comply with company's policies and objectives.
• Supervise and coordinate subordinates' work to ensure building and general maintenance undertakings are on time, effective, and in accordance with the required standards.
• Supervise routine and preventive maintenance of buildings including building and construction inspection, general conditions inspection (e.g. pillars, floors, walls, etc.), paint conditions inspection, and ceilings inspections in order to ensure upkeeping and safety of the buildings.
• Supervise and control over building maintenance key indicators including expected general conditions and key checklists in order to prevent unexpected depreciation.
• Supervise general repair and maintenance services such as sewage, electricity, utilities, and similar general problems in order to maintain the generally good conditions of the premises.
• Supervise and perform undertakings related to outsourced parties, including general support, service requests, issuance of BOP and TOR, and work inspection, in order to ensure outsourced parties' works are conducted timely, complete, and up to company's high standards.
• Request, if needed, maintenance work that requires services from outsourced parties to ensure general upkeeping of the premises.
• Handle accidents and injuries inflicted on subordinates to ensure their personal safety at work safety.
• Analyze, identify and respond to hazards faced by subordinates to contain operational risks and ensure work.
