Job Requirement:
1. Be a Village Manager or Juristic Manager on responsibility project.
2. Oversee all aspects of property management, including but not limited to maintenance, repair, renovations, and construction.
3. Take full responsibility to all job was assigned from Estate Manager or above.
4 . Develop and implement policies and procedures related to the management of the property.
5. Liaise with Committee of the CJP to provide project updates, coordinate purchase approvals, decide on maintenance/repair options, supplier selections, etc.
6. Prepare and manage the annual operating budget for the properties.
7. Supervise on-site staff, including but not limited to security, gardener, and landscaping personnel.
8. Coordinate with outside vendors and contractors as needed to complete projects or repairs.
9. Act as a liaison between tenants/residents and ownership/management 10. Conduct meetings in accordance with the Condominium Act and Regulations and liaise with government authorities for any needed registrations or other formalities.
11. Ensure that all legal requirements related to the property are met
12. Problem Solving to all owners, tenants, and residents in area responsible.
13. Update daily report and follow up with all concerns to ensure all cases are completed on time.
14. Coordination with all concerns to get support in operation.
15. Oversee and manage all aspects of the estate, including the property, staff, and finances.
16. Ensure that the estate is well-maintained and runs smoothly.
17. Liaises with contractors, suppliers, and other professionals as needed.
18. Handle any problems or issues that may arise.
19. Keep up to date with relevant legislation and regulations.
20. Prepare reports for the owner/s of the estate as required.
21. Having knowledge in real estate law (will be an advantage)
22. Oversee the maintenance and repair of common areas, including landscaping, swimming pools, and parking facilities.
23. Coordinate with contractors and vendors for necessary repairs and maintenance.
24. Conduct regular property inspections to identify maintenance needs.
25. Ensure compliance with building codes and regulations.
26. Prepare, manage and conduct all committee meetings.
Qualifications:
- Male or Female, 30 years old and above
- Minimum 3-5 years of experience in property management
- Background in property development and juristic person management is an advantage
- Bachelors degree or higher in a related field
- Experience in managing common facilities maintenance is an advantage
- Excellent English communication and writing skills
- Proficient in Microsoft Word, Excel, and PowerPoint, with strong digital literacy
- Strong problem-solving, analytical, planning, and leadership skills
- Hardworking and able to work well under pressure
- Service-minded, with good interpersonal skills and a pleasant personality
- Solid understanding of condominium and village juristic person laws
- Basic knowledge in architecture and ability to understand construction drawings (advantageous)
- Familiarity with the process and procedures for obtaining construction permits and ability to manage them (advantageous)
